Proposed Music Rehearsing Studio

This project was an alteration of an existing 2,500 sq ft open office space into a multi tenant music studios for music rehearsing, radio recording, and music lessons, etc., that required a good sound attenuation between. Basic Strategy: the existing space on the top floor of a building was mainly a big open office with large windows on the west and south side and skylights above the middle of it. The two private offices on the north side also had large windows. Our design approach was to keep the existing private offices and provide them with new finishes. Then we layout new individual studios along both east and west wall over the existing open space, accessed from a circulation spine in the middle, with windows/clerestory windows that allow views, natural light and a sense of openness that was intended to stimulate the creative process. The challenge of the project was to provide an alternative solution to the maximization of rentable floor space ratio that always ends up in narrow monotonous corridors with artificial lighting. By incorporating part of the communal space in this gallery, here the owner was willing to invest on the highly characterized communal space filled with direct/diffused natural light and the individualized studio space intended for better sound performance. That resultant increased rental rate will then offset the reduction of studio floor space.
