DOWNTOWN HASTINGS COMMERCIAL BLDG ALTERATION

A 4 STOREY 25,000 SQ FT MIXED USE COMMERCIAL BLDG in downtown Vancouver. The existing building was previously used for a single tenant retail building. The alteration was changing it to a mixed use commercial w/ retail on ground floor, 2nd floor and basement, while the 3rd and 4th floor was changed to multiple tenants office use. A public corridor with an elevator lobby was added on the ground floor for access to the office area. Fire rated wall, smoke detector, sprinkler system and exits, etc were upgraded to meet the new building code. The exterior metal wall cladding and marquee was painted with new architectural grade paint and fitted with a new stained wood soffit, while the existing storefront was faced with new large format European tiles. A recessed vestibule with intercom system and a fire annunciation panel was added for the office entry as part of the upgrade.
