The lot, zoned as single family residential zone, is located at the north east corner of the intersection of hazelbridge and cambie in Richmond shopping district. We were asked to provide a feasibility study to rezone it to commercial C6 zoning that allows for 1.5 floor space ratio for hotel and 0.5 for retail uses. We proposed a 4-storey building of approx. 36,000 sq ft gross floor area with lobby, amenities and retail use on ground floor and 50 plus single/double occupancy rooms hotel uses on the upper 3 storeys. The building is sited with minimum set back from the hazelbridge with retail shops on ground floor, and extensive canopy and overhang is used to allow a pedestrian friendly street use and provide a more urban viable solution as part of the whole redeveloped area that included the recently completed Aberdeen center across the corner. Parking is provided on grade and is shielded from pedestrians for the reason.
