The lot is located at the south west corner of the intersection of hastings and holdom, within the URBAN VILLAGE CENTER in burnaby. Our proposal is to rezone the lot to CD zone based on RM/C2 zoning and increase the residential density from 1.1 to 1.32 floor space ratio for residential and 0.52 for commercial use, and reduce residential parking ratio from 1.6 to 1.5.
We proposed a 3 1/2-storey building of approx. 24,000 sq ft gross floor area with lobby, amenities and retail use on ground floor and 12 one-bedroom/two-bedroom units on the upper 3 storeys. The building is sited with minimum set back from the hastings and holdom with retail shops on ground floor, and extensive canopy and overhang is used to allow a pedestrian friendly street use. Parking is provided on grade with access from lane.
Excerpt from the City staff and Housing Committee report to Council- “….the proposed development sets a positive precedent for the area and the design works well in this predominantly residential area. Given the potential benefit to the Urban Village Center, and the desirability of developing this long vacant site, that Council authorize staff to continue to work with owner ….. , based on a reduction of residential parking ratio from 1.6 to 1.5 spaces per unit and increasing the residential density from FAR of 1.1 to 1.32 ..”
