The lot is located at the north west corner of the intersection of Victoria and 51st, in vancouver. Our proposal is a 3 storey building of approx. 15,000 sq ft gross floor area with lobby, amenities and retail use on ground floor and 11 one-bedroom/two-bedroom  units on the upper 2 storeys. The building is sited with minimum set back from the victoria with retail shops on ground floor, and extensive canopy and overhang is used to allow a pedestrian friendly street use. Parking is provided underground with access from lane.
