This project was an alteration of an existing 2,700 sq ft administrative office space to a garment showroom office in a 4-storey, century old vacant building in downtown. CONCEPT AND STRATEGY: The premise occupies the whole top floor of the building. The new head office consists of three major spaces: a 900 sf reception/open office area, a 1000 sq ft executive office and 800 sf receiving/storage area. Working with a budget at under $35/sq ft., the alteration and change had to be very cost-effective. Most of the flooring used was a stained salvaged OSB board cut to 4×4 feet panels and screw fastened to existing plywood sheathing underneath. Some of the existing floor tile were tested asbestos containing and had to be contained and removed with industry approved procedure. The existing washrooms were all retained to minimize plumbing change with new fixtures and new tile finishes. Existing mechanical system were retained with only few minor modifications. RECEPTION AND OPEN OFFICE: located off the elevator, a small elevator lobby was proposed with a new drop ceiling. The rest is exposed ceiling at 11ft high that provide a lofty feel. The merchandize stations were housed in a 8′ high partition area on one side of the corridor with the accounting office, kitchenette, cutting room locating on the other, all separated by low partitions only. EXECUTIVE OFFICE: located at the south end of the premise, most of the existing partitions were removed. The existing T-bar ceiling was also removed and the exposed drywall ceiling and the ductwork and services, etc were all spray painted. A private bathroom located at the corner with open glass screen, and fitted with modern minimalism style fixture.  RECEIVING & STORAGE: located at the north end of the premise where the existing dumbwaitor is, the existing t-bar ceilings was retained with existing fluorescent fixtures relocated to suit new layout.
