This project is to alter an existing 2,500 sq ft. office space to a cruise holidays specialist sales center. The owners asked for a client lounge/reception area, a small meeting room, a call center back office for 25 stations, two private offices, shower rooms, staff washrooms, bicycle room, etc. LAYOUT & STRATEGY: the new location basically consists of three different spaces: receptionist/client lounge, agent stations and boardroom/training room. Our strategy was to organize these major spaces layer from the street entrance side based on their different requirements on public/privacy, natural lighting and circulation. RECEPTION AREA/CLIENT LOUNGE: due to the size requirement of the training room and call center, the reception/client lounge was left with a 11’ w x 40’l space. To alleviate the tightness of the space, a translucent screen on a 3 ft pony wall was proposed on the north side that will screen the open office behind, yet allowing diffuse natural light in. Also, by removing the existing t-bar ceiling and putting in a new suspended dropped ceiling at a higher height, we open up the space vertically. All the walls, ceilings and millwork were all painted white and the flooring paved in large format honed finish cement tiles. Together it resulted in a very linear space with simple detailing. AGENT STATION: the existing t-bar ceiling is retained and the lighting is retained and relocated to suit the new layout because of the tight budget  The new flooring is a blue tone color carpet tiles laid in 2 different patterns to define internal corridor and station area, and for easy replacement. BOARDROOM/LUNCHROOM: it can be subdivided into 2 smaller rooms using folding divider. Doors are located at both sides to allow access individually. Kitchenette can be closed off with curtain for tidy up during meeting or training.
